We work through these so the copy leads with the two or three specific things this property has that the others on the same street do not — the south-facing garden of a stated size, the twenty-two-foot kitchen, the loft already boarded and lit, the parking on a street with none; so every claim is a fact with a number or a comparison behind it, since "spacious" is a promise and "5.8 m × 4.2 m" is information the buyer can measure against their own furniture; so the compromises are named rather than concealed, because a buyer who reads that the third bedroom is a study-sized room, or that the property is on a bus route, arrives already accepting it and viewings convert instead of collapsing; so the photographs are briefed to represent rather than flatter, with a note where a wide lens has been used; so the description says who the property suits, as this is what makes the right buyer stop scrolling; so the floorplan carries the room dimensions and the total area on a stated basis; and so nothing in the copy will be contradicted by the first thirty seconds of a viewing. Descriptions written this way produce fewer viewings and more offers.
