The listing is written by an owner who knows the property so well they cannot see it, and the omissions are never deliberate — the steep drive, the third bedroom that is a mezzanine with no door, the road behind the garden, the fact that the pool is unheated until June. Each is discovered on arrival by a family who have already paid and cannot leave.

Sleeping arrangements are the most consequential — a property advertised as sleeping eight where two of those are a sofa bed in the living room, or a bedroom that is a mezzanine with no door, is a different property to a family of eight than to two couples. We write listings so each sleeping space is described as what it actually is, with the bed size and whether the room has a door; so the things guests reliably mind are stated rather than photographed around — the steep or unmade drive, the stairs, the road noise, the neighbouring building work, the unheated pool and the months it is usable, the mobile signal; so what is genuinely good about the property is given the space the omissions no longer take; and so the arrival instructions assume a guest in the dark with a tired car full of children. Owners who disclose at this level get fewer bookings, better reviews and almost no refund disputes.
