Vacation Rentals Editing and Proofreading Services

A vacation rental is booked from photographs and a paragraph, sight unseen, often for a group who have all contributed. The listing is written by an owner who knows the property so well they cannot see it, and the omissions are never deliberate — the steep drive, the third bedroom that is a mezzanine with no door, the road behind the garden, the fact that the pool is unheated until June. Each is discovered on arrival by a family who have already paid and cannot leave.

We edit what vacation rental owners, managers and platforms produce — property listings and descriptions, room-by-room and sleeping arrangement descriptions, material fact disclosures, house manuals and arrival instructions, check-in and access documentation, local information and recommendation material, house rules and guest expectations, damage, deposit and inventory documentation, cancellation and refund terms, cleaning and turnover information, accessibility descriptions, pet, group and event policies, guest communications from enquiry to review, and owner-facing management agreements. Our editors read the listing as a guest arriving in the dark would.

The material fact is the concept the sector needs and rarely applies: anything that would have changed the booking decision belongs in the listing, above the fold, in plain words. Sleeping arrangements are the most consequential — a property advertised as sleeping eight where two of those are a sofa bed in the living room, or a bedroom that is a mezzanine with no door, is a different property to a family of eight than to two couples. We write listings so each sleeping space is described as what it actually is, with the bed size and whether the room has a door; so the things guests reliably mind are stated rather than photographed around — the steep or unmade drive, the stairs, the road noise, the neighbouring building work, the unheated pool and the months it is usable, the mobile signal; so what is genuinely good about the property is given the space the omissions no longer take; and so the arrival instructions assume a guest in the dark with a tired car full of children. Owners who disclose at this level get fewer bookings, better reviews and almost no refund disputes.

Everything you send is treated in confidence, including listings, guest information and management agreements. We are editors rather than property, safety or regulatory advisers, and we offer no view on letting regulation, safety requirements or platform policies. What we can do is make the listing describe the property a guest will actually arrive at.
